The Best Hotels for Fall Foliage in New England, and When to Go to Each

Leaf season is the one American trip I get asked about in September and have to say no to, because the good rooms went in July. Vermont's inns are small. Twin Farms has 28 keys. The Pitcher Inn has nine rooms in the main house. A Saturday in the first half of October at either one is a lottery unless you booked it before Labor Day.

So this is the list I send in September, with the honest math: which hotels are worth building the weekend around, which week to aim for in each state, and where you can still find a midweek stay. The timing matters more than people think. New England does not turn all at once. Northern Vermont goes first, in the last week of September, then central Vermont and the White Mountains in early October, then Connecticut and the Maine coast in the middle and back half of the month. Pick the hotel, then pick the week to match it, not the other way around. It is the same logic I use for Japan's autumn leaves, just compressed into a smaller map.

One more thing before the list. If you are hoping for a Gilded Age weekend in the Berkshires, not this year. Blantyre was sold in January 2025 and is still mid renovation, and Wheatleigh has closed. The Berkshires' two great hotels are dark, which is why Massachusetts is missing below.

Which New England hotel is best for fall foliage?

Twin Farms, and it is not close. It has held a Forbes Travel Guide Five-Star rating for more than two decades, it sits on 300 acres of hardwood forest in Barnard, Vermont, and the whole property is built around being outside in October: a private pond, hiking trails through the sugar maples, canoes, a chef who cooks whatever the farms nearby are pulling that week.

The property was the private farm of Sinclair Lewis and Dorothy Thompson before it became a hotel, and the main house dates to 1795. Today there are 28 accommodations across the estate: four rooms in the main house, ten freestanding cottages with fireplaces and screened porches, suites in the farmhouse and the lodge, and the eight treehouses that Michaelis Boyd designed, which are what I book for foliage. Each one is just over 800 square feet, set 14 to 20 feet up in the canopy, reached by a footbridge, with a deep soaking tub positioned so the view is leaves. In the second week of October you are inside the color, not looking at it.

It is all-inclusive in the real sense: every meal, the wine, the cocktails, the bikes and boats and guided hikes. It is the model behind the best farm stays in the world, run at a higher level than almost any of them. Chef Nathan Rich writes a new multi-course menu daily. Adults only, and it closes for roughly six weeks in the spring thaw, so the fall stay is the one to plan around. Getting there: 90 minutes from Burlington, about three hours from Boston, five from New York. I fly clients into Burlington and put them in a car. Central Vermont typically peaks in the first two weeks of October, which is exactly when Twin Farms is hardest to get, so if you are reading this in September and want a weekend, call today and take what is left, or go midweek, which is a better trip anyway.

Where should you stay in Vermont if Twin Farms is full?

Two answers, depending on whether you want an inn or a resort. Both are in central Vermont, both are an easy drive from Twin Farms, and both peak on the same early October calendar.

The Pitcher Inn, Warren. A Relais & Châteaux inn on the main street of a village in the Mad River Valley, below Sugarbush. Nine rooms in the inn, all adults only, each one themed with a straight face: the Ski Room, the Trout Room, the Mountain Room, a Calvin Coolidge Room. The Lodge Room is the largest at 680 square feet and the one I request. Two 2-bedroom suites in the Red Barn and a separate three-bedroom house called Edgewater take families. Dinner is at 275 Main, the inn's restaurant, and Tracks Tavern is where the valley drinks. This is the Vermont inn people imagine when they say Vermont inn, and the drive up Route 100 to reach it is one of the best foliage roads in the state.

Woodstock Inn & Resort, Woodstock. The full-service option, and the right call if you want a spa, golf, tennis and a village you can walk. Laurance Rockefeller bought the old inn in 1967 and rebuilt it; the current hotel opened in 1970 on a site that has hosted travelers since Richardson's Tavern in 1793. There are 142 rooms, so this is the one place on this list where a September call for an October weekend is realistic, and it is worth knowing that the same rooms get taken for ski season almost as early. The spa has ten treatment rooms, the kitchens pull from the resort's own Kelly Way Gardens, and the resort has its own small ski hill, Saskadena Six, a golf course and a cross-country center for when the leaves are done. Woodstock is a short drive from Twin Farms. If I have a couple who want Twin Farms and a family who want to come along, I put the family here.

Is the Omni Mount Washington worth it for foliage?

Yes, for one reason: the setting. Nothing else in New England puts a 1902 grand hotel at the foot of the Presidential Range with the White Mountains turning behind it, and the 903-foot veranda exists to be sat on in October with a drink.

Joseph Stickney built it with 250 Italian craftsmen over two years, Thomas Edison designed the electrical system, and in July 1944 delegates from 44 nations sat in the Gold Room and signed the Bretton Woods agreement that created the IMF and the World Bank. The room is preserved and you can stand in it. It has been a National Historic Landmark since 1986. Omni has been renovating the 200 rooms in a project it says wraps this year, so ask specifically for a renovated room and be direct about it. The spa is 25,000 square feet, there are two golf courses, and the Cog Railway up Mount Washington is nearby. The White Mountains turn from the last week of September into mid October, north to south and high to low, so this is a late September or first-week-of-October booking. Boston is about 160 miles, call it three hours.

What about Connecticut for a weekend from New York?

Connecticut is the answer for anyone who does not want to fly or spend five hours in a car. The Litchfield Hills are under two hours from Manhattan, the state runs later than Vermont, with color from the first week of October into early November, and it has two hotels that are among the best in the Northeast for entirely different reasons.

Mayflower Inn & Spa, Washington. Auberge's English-country-house of a hotel, 35 rooms and suites on 58 acres of gardens and woodland, and this fall the reason to go is the kitchen. Daniel Boulud has taken over the Garden Room as Café Boulud for a residency that runs through the end of 2026: dinner Thursday through Saturday, two courses at $95 up to six at $170, lunch daily. The wellness side has been rebuilt as The Retreat at Mayflower Inn, with programming and seasonal retreats rather than a menu of treatments, and the Tap Room is still the pub. I book it for couples who want to be looked after and do not want to leave the property, and I book Thursday to Sunday so they get more than one Boulud dinner.

Winvian Farm, Morris. A short drive from the Mayflower and nothing like it. A Relais & Châteaux estate on 113 acres with 18 cottages and one suite, each cottage designed by a different architect on a different premise: a Helicopter cottage with a real, restored helicopter parked in the living room, a Treehouse, a Log Cabin, a Library, a Secret Society, a Stone cottage. It sounds like a gimmick and it is not; the build quality is serious, the grounds are private, and in October the woods around the cottages are the point. There is a spa and a proper restaurant, plus Maggie's Tavern for the nights you do not want a tasting menu. This is my pick for a group of friends who each want their own house and a shared dinner table.

When does coastal Maine peak, and where do you stay?

Last. Color reaches the southern Maine coast in mid to late October, a full two to three weeks behind northern Vermont, which makes Maine the right answer for anyone whose calendar only opens up after Columbus Day weekend.

White Barn Inn, Kennebunkport. A Forbes Travel Guide Four-Star, and the restaurant carries its own Four-Star rating, which almost never happens at an inn this size. The property is a cluster of cottages, restored barns and an 1860s house a short walk from the water, plus a few houseboats on the Kennebunk if you want to sleep on the river. The White Barn Restaurant, under chef Mathew Woolf, is the reason people who could stay anywhere in Maine stay here, and Little Barn handles the casual nights. It is 90 minutes from Boston and half an hour from Portland, so it works as the last stop on a drive north from Connecticut through Vermont, or as its own long weekend. By the third week of October the crowds are gone, the lobster is still good, and the maples along the coast road are finally red.

What You Actually Want to Know

When is peak fall foliage in New England in 2026?

Northern Vermont and the higher White Mountains turn in the last week of September. Central Vermont, including Barnard, Woodstock and Warren, typically peaks in the first two weeks of October. Connecticut runs from early October into early November, and the southern Maine coast peaks in mid to late October. Higher and more northern spots always go first.

Is Twin Farms worth the price?

For a couple, yes, and especially in October. The rate covers every meal, the wine, the activities and the guides, so the number on paper is the number you pay. It is a Forbes Travel Guide Five-Star and the treehouses are among the best rooms in the country for leaf season. Weekends sell out months ahead; midweek is your friend.

Can I still get a foliage weekend if I book in September?

At Woodstock Inn & Resort and the Omni Mount Washington, with 142 and 200 rooms, usually. At Twin Farms, the Pitcher Inn, Mayflower and Winvian, a Saturday in the first half of October is unlikely, but Sunday to Thursday stays open up, and a midweek stay is quieter on the roads and in the restaurants anyway.

Which is better for foliage, Vermont or New Hampshire?

Vermont has the better hotels and the classic rolling-farm color; New Hampshire has the bigger mountains and the single most dramatic setting on this list at Bretton Woods. If it is one trip, do Vermont. If you have six nights, do Bretton Woods first in late September, then drive south into Vermont as the color moves.

Where should I fly into for a Vermont foliage trip?

Burlington for central Vermont, about 90 minutes to Twin Farms or Woodstock. Boston works for the whole region and lets you do New Hampshire and Maine on the same drive. For Connecticut, drive from New York; it is under two hours to Washington and Morris.
